Not a single cent. All rent rates are published on property websites (or are provided directly from the leasing office) and must be the rates offered to all potential residents, per Fair Housing laws. Properties pay apartment locator commissions out of a portion of their marketing and advertising budget.

The best way to help make sure the property you move to acknowledges your Social Earth agent as your referral source is to:


1) Make sure your agent is able to send a quick email to the property before you make any contact with the property or create an account on the property's website. We need to send them your Guest Card before you make any contact with them.


2) When you fill out your application, choose the "Locator" or "Real Estate Agent" option in the referral section, and if it allows you to fill in the name, please note your agent's name and "Social Earth."

Even if you come across a place on your own, your agent is still a great resource to have. We can run comparables & help confirm its a good move. We can assist with the application process and stay in contact with the leasing office to ensure a smooth approval. Keeping your Apartment Locator in the loop before contacting a property + listing your Apartment Locator as your referral source on your application wherever you end up is a huge help to your agent in our 100% commission-based line of work and is the only way to ensure the property will acknowledge us as your referral source.


Absolutely! Many of them have private yards, garages, and great community amenities. 


Licensed real estate agents are legally unable to share specific safety, school, and demographic information (Fair Housing Act).

That said, there are ways to express your needs and wants that do not violate fair housing laws. As your agent gets to know you and your preferences better, we'll work to find you a spot that matches your criteria and is in a part of town that you're excited about.


Most apartments run on a 60-day notice with their current tenants, so most leasing offices will not be able to know or provide pricing and availability beyond 60 days from today (with the exception often being new builds).


In order to best serve our clients, we only actively work with you once your move-in day is within about 60-75 days.

Helpful Terms

available unit vs. on-notice unit

Available unit:

  • This means there is no-one currently living in the unit, and it is likely ready for immediate move-in. 
  • With currently available units, it is always good to confirm with the property how many days they will hold the unit from the date the client applied for it. Often times, this information will already be noted in the timeline of the Property in Salesmate. For example: if it is the1st of the month and  Client A wants to move into a currently available unit on the 20th of the month, will the property hold it until the 20th, and if not, for how long will they hold the unit before making Client A start the lease and begin paying rent? 


On-notice unit:

  • This means there is someone currently living in the unit, and they've notified the property they will not be renewing their lease.  The property has put the unit on the market with an available date set sometime in the future.
  • Most properties run on a 60-day notice with existing tenants, meaning tenants must let the property know whether or not they're going to renew 60+ days before the end of their lease. This is why most properties are able to market units now with available dates that are 60+ days into the future. New construction properties can market units with available dates even further out, because they are going off of estimated completion dates provided by their construction team.

concession

  • Any sort of move-in special you receive is considered a "concession," something the property is conceding to the client. Example: waived app and admin fee, 1 month free rent, etc.

Effective Rent rate vs. Market Rent rate

Effective Rent Rate:

  • When a property is offering a move-in special with a rent concession (e.g. 1 month free rent on a 12 month lease), that concession is usually given to you as a credit on your online rent account--and usually after your first full month there at the property.
  • Instead of using the free rent credit (the negative balance) in your resident portal all upfront, you can choose to evenly spread this credit out over your lease term--effectively lowering your monthly rent rate to the prorated amount. For example, you've leased a studio for $1,000/month at a property offering 1 month free on a 10 month lease. You can choose to enjoy 1 month free upfront, or you can take that $1,000 credit on your account and spread it out evenly over the 10 month lease ($100/month), lowering your rent rate from $1000/month to $900/month.

Market Rent Rate:

  • This is a unit's actual rent rate without factoring in any move-in specials. This is the rent rate advertised for the unit and will be the rate noted on the lease.

guest card

  • This is an important pdf we create on your behalf that contains your contact info and moving criteria (# of bed/bath, budget, move date, pets, etc.). 
  • This helps prove to the property we are your referral source, and it prevents you from having to fill out the guest card yourself when you go in to tour. Now, you'll simply let the leasing agent know your agent at Social Earth already emailed that over for you.
  • Guest cards should be received by the property from your apartment locator before you make any contact with the property, and especially before touring and/or applying. This helps the property know for certain that we were the original referral source for that lead. This, along with listing "locator/real estate agent"/Social Earth on your application are the two things most properties need in order for us to be acknowledged as your referral source.

hold time

  • This is how long a property will hold a unit beyond its availability date before the rent rate begins to increase. 
  • Some properties will hold a unit for 30-60 days and lock in the rate. Some properties can only lock in a rate for up to 3 days. 
  • Your Social Earth agent can obtain this information for you for each property that interests you.

look-n-lease (LnL) special

  • Often times, properties will offer a 24, 48, or 72 hour "look and lease" special on top of the regular move-in special they are offering. 
  • For example, with a 24-hour LnL special, if you submit your application within 24 hours of touring, you will get an additional move-in concession (usually your app and admin fees get credited back to you, or you receive extra weeks of free rent).

preliminary list

  • Since most properties operate on a 60-day notice with their existing residents, we usually aren't able to provide exact pricing and availability for move-in dates beyond 60 days from today. 
  • If you're looking to more than 60 days into the future, we will send you a preliminary list of options that provides you with names of properties that will likely match your criteria when it comes time to tour/apply. 
  • While these lists do not include unit numbers or move-in dates as they would not be relevant to your future timeframe, they provide you with a good snapshot of the current market and will put some of the best new properties on your radar, so you can hit the ground running once we're closer to your 60-day mark.

This is the list of apartment properties and units that are your Top Matches based on the criteria you've shared with us. Every property in your Top Matches List qualifies for the $100/month Social Rent Credit that you'll receive for the last 6 months of your new lease.


Properties not on your Top Matches List still qualify for either a lower monthly Social Rent Credit™ or a $100-$300+ gift card to a business of your choice. 


Social Earth Locating must be your listed and confirmed referral source with the property in order to receive the Social Rent Credit™ or gift card.
