Great question! Apartment Locators are licensed real estate agents regulated by the Texas Real Estate Commission. 100% of our income is commission-based.
That said, if you are consistently knocking out 30-40 hour weeks, don't be surprised when you find yourself making $100k+ in a year. No joke.
We provide all the leads you need to succeed, so you can stay focused on closing clients. Our agents do not allocate time to lead generation.
The key is staying consistent and motivated. One of the beauties of this position is you do not have a boss breathing over your shoulder and monitoring your every move. You are an independent contractor, and the old proverb "you reap what you sow" is quite fitting for our line of work.

Hands down, this is the biggest barrier to entry for a career in real estate: the time required to ramp up business to have a steady pipeline of commission checks flowing.
Luckily for our agents, they don't have to spend time and money building their own client and lead base. We wouldn't bring you into the Social Earth fam if we didn't have the leads to help support your success with us.
Apartments pay Locators anywhere from around 30-90 days after the day the tenant has moved in. Assuming it takes you about 30 days to get into your apartment guru groove; expect consistent, nicely sized, weekly direct deposits 3-5 months after you begin leasing clients!

Easy and largely solvable: clients not fully understanding how our end of the job works, so we end up losing out on the deal.
This is rare, but it inevitably does sometimes happen. Here's the thing: it almost always isn't their fault! We likely don't know the ins and outs of their job, so why should they know much about ours? Most people are paid hourly and do not understand the details of 100% commission work.
Through our efforts on social media, and how we interact with our leads and clients; we work extra hard for our agents and clients to be on the same page on what all goes on behind the scenes for us to be able to keep the lights on and our dogs fed. This translates to a solid closing rate and strong client retention. Our clients understand the importance of keeping in touch with their agent and correctly filling out the referral section of their lease application.

While the majority of your work is by phone, email, and text; the frequency in which you escort your clients on tours is largely up to you. That said, Client Tours is a big and fun topic to discuss once hired!

Our ideal candidates are experienced licensed real estate agents that know how to successfully guide their clients to closing.
Non-licensed applicants that we feel could be a sweet fit do not need to already have obtained their license in order to apply, but will need to obtain it before being able to begin locating.
